EXTERIOR: Verify lawn maintenance service; retrieve garbage cans; retrieve mail, packages, and newspaper; visually inspect entire outside property for signs of vandalism, forced entry, theft and weather related damage; check outside faucets for leaks; visually inspect roof and gutters from the ground; cover furniture and grills; (if requested) start on site vehicles and rotate tire position.

INTERIOR: Inspect for signs of forced entry, theft or damage; check all windows, doors and sliders to ensure that they are locked; check the thermostat for desired setting; visually check for obvious signs of rodents and insects; check ceilings and windows for signs of water leaks; check the refrigerator, freezer and disposal to ensure that they are working properly; turn on and off all faucets and flush all toilets; check for obvious signs of water leaks around sinks, tubs and the hot water heater; check the fuse box for tripped breakers; (if requested) test smoke detectors for proper operation; (if requested) water all plants.

ADDITIONAL INFORMATION
All walk throughs will be done by Trusted Home Check owner Todd Stratton with occasional assistance from Lynette Stratton (wife). No other individuals will be permitted on the property without prior approval of the homeowner. All information about the property obtained by Trusted Home Check will be considered confidential and will not be discussed with any other individuals or companies without prior approval of the homeowner.
Prior to the walk through, Trusted Home Check will notify the client via text message that the visit will occur to ensure that the home isn’t currently being occupied. After the walk through, Trusted Home Check will forward the client a checklist report with appropriate notations. If any problems are observed at the property, the client will be immediately notified via telephone and photographs will be obtained and forwarded if deemed necessary.
In the event the number of walk throughs agreed upon by the client and Trusted Home Check does not occur due to the property being occupied or other unforeseen circumstances by either party, the client will be billed for the number of walk throughs that did actually occur during the specified month based upon the above listed fees (Example: client is signed up for 4 walk throughs a month but due to occupancy or other unforeseen circumstances only 3 walk throughs occurred the client will be billed $100 instead of $120 at the end of the month).
*This policy benefits the homeowner as you only pay for the service you receive.
Trusted Home Check is a property monitoring business only, and does not make repairs to observed defects or damage. It is the homeowners responsibility to contact the appropriate services to make all necessary repairs.
Trusted Home Check will monitor your property to the extent possible, but can not protect your home from burglary, vandalism or weather related damage.Trusted Home Check will not be held responsible for any damage to the property or stolen items that are the result of vandalism, acts of nature or theft.
The owner of the property agrees to hold harmless Trusted Home Check from all liability that may result from damage suits or claims in connection with the services described in this agreement, and from all liability for injuries to persons or property suffered by any person. The owner agrees to carry adequate homeowners insurance to protect the interest of all involved parties.
Either party may terminate this client agreement with 14 days notice. Upon termination of the agreement Trusted Home Check will return all keys, codes and garage door openers to the client and the client will submit all fees due and payable to Trusted Home Check.
If any claims or disputes about this agreement or the services provided by Trusted Home Check occur, said claims and disputes shall be governed by the laws of the State of Delaware. The involved parties agree that if legal procedures do occur the prevailing party will recover all reasonable legal fees.
Trusted Home Check will bill the client on or about the first day of each month for all services provided during the previous month. Payment is expected no later than 10 days from receipt of the bill. Venmo, Cash and checks are accepted. There will be a $25 fee for all returned checks.
By signing this document all parties confirm that Trusted Home Check may have access to the above listed property to conduct monitoring services and that this “Trusted Home Check Agreement” and the information provided by the client is understood and agreed upon and that Trusted Home Check will begin services on (date)_____________________ , by doing (number)_____________ walk throughs of the above listed property per month. Trusted Home Check will continue to perform the above agreed upon services each month until (date or indefinitely)______________________.
